Scheme number-13 is proposed in residential zone in Bharatpur city as per theMaster Plan, 2023, Land use. The site is spread over an area of 340.66 ha. along National Highway-11 and State Highway–43, towards the south of Bharatpur city. Towards the North portion of the project site, unplanned and haphazard development has taken place. Two natural drains divide the site into three halves.
The site is divided into 18 subsectors or clusters with population of approximately 5000 people each. The prime consideration adopted is of creating a self-sustained, safe clusters conforming to the environment with a sustainable design approach. Each subsector or cluster is self-sufficient in terms of facilities required for the people such as school, convenience shopping, green spaces, parks, play areas for the children etc. The master plan roads are retained in the layout plan.
The project site resembles shape of a bird with wings wide open. Coincidently the city is also best known for its keoladeo bird sanctuary, which is home to many migratory birds from all over world. Like the wings of a bird assist it in flight, balance and maintaining the body temperature, similarly the development of project area- scheme no. 13, would provide a self sustained environment, a balance of work place and home and an environment friendly place to reside.
As the site has a linear expansion in the east-west direction hence the 36mt. wide master plan road almost cuts it in two equal halves. Mixed land use is proposed along this road. The city level commercial and institutional facilities are planned along the National Highway No.-11. The service road is planned along the National highway with 50 m wide green buffer running parallel to the national highway.
The STP is proposed along the drain to treat the sewer waste and other contaminated water before disposing it in to the drain. The dual plumbing pipe system is proposed so that treated water can be put back in to the system to be used for landscaping, flushing etc.. The road sections are designed with service corridor in a way so that in future no cutting of roads takes place.
